Marsa Al Saadiyat

Marsa Al Saadiyat is a major new waterfront master development on Saadiyat Island, Abu Dhabi, unveiled by Aldar in July 2026. Positioned as the final major phase of Saadiyat Island’s long-term masterplan, the development is planned as a large-scale coastal destination combining luxury residences, beaches, a marina, hospitality, cultural venues, parks, retail and community amenities. Aldar has announced a gross development value of approximately AED 100 billion for Marsa Al Saadiyat. The masterplan covers approximately 6.4 million square metres and extends across around 8 kilometres of waterfront, with approximately 5.6 kilometres of beaches planned throughout the destination. More than 18,000 residences are planned across a range of residential formats, including private mansions, luxury villas, waterfront apartments and branded residences. Once fully developed, the community is expected to accommodate more than 58,000 residents. What Is Marsa Al Saadiyat? Marsa Al Saadiyat is designed as a complete waterfront community rather than a standalone residential compound. The development will bring together residential neighbourhoods, marina facilities, landscaped parks, beaches, hospitality, dining, retail, education, wellness and cultural infrastructure within one masterplanned destination. At the centre of the development will be a planned 177,000-square-metre marina with more than 350 berths, designed to accommodate vessels ranging from sailing boats to larger yachts and superyachts. The marina will be complemented by a yacht club, waterfront dining and leisure destinations, as well as a planned one-kilometre waterfront promenade. Marsa Al Saadiyat was previously referred to as the Saadiyat Marina District before the destination was formally unveiled under its current name in July 2026. Initial infrastructure and enabling works were scheduled to begin in the third quarter of 2026, with residential projects being released progressively rather than all at once.
