20% is a planning assumption, not a guaranteed lending minimum. Expat residents generally need at least 20% for a first home up to AED 5M and 30% above. Confirm eligibility with a lender.

The combined LIMITS on all your cards, not the outstanding balance. Lenders count 5% of limits as a monthly commitment.
How it works: we take 50% of your income, subtract your monthly liabilities and 5% of your card limits, and treat the rest as a maximum monthly payment. That payment is converted into a loan at a fixed 5.9% assessment rate over 25 years. Deposit: UAE citizens 15% up to AED 5M (25% above), residents 20% (30% above), non-residents 35%. These differ from the Mortgage Calculator tab's planning defaults.

Dubai mortgage questions
What is the minimum down payment for a home in the UAE?
This calculator starts at 20% for UAE residents, 15% for UAE citizens, and 40% for non-residents as indicative planning assumptions, not a lending offer. Under Central Bank of the UAE mortgage regulations, a first owner-occupied home allows a maximum loan-to-value of 85% for UAE nationals and 80% for expatriate residents up to AED 5 million, meaning deposits of 15% and 20%. Above AED 5 million the caps fall to 75% and 70%, so deposits of 25% and 30%. Lenders may ask for more.
Can non-residents get a Dubai home loan?
Some UAE banks lend to overseas buyers, but criteria are set by each lender. This calculator uses a 40% deposit as an indicative lender assumption for non-residents. It is not a statutory rule and individual offers vary.
What is the maximum mortgage term in the UAE?
Central Bank regulations cap mortgage terms at 25 years. The age by which the loan must be repaid is set by each lender, so check maturity-age limits with your bank.
How much can I borrow on my salary?
UAE regulations limit total monthly debt repayments, including the new mortgage, to 50% of gross monthly income. Banks also apply their own affordability and stress tests.
Do the same limits apply to investment or off-plan property?
No. For a second or investment home the regulatory maximum loan-to-value is 65% for UAE nationals and 60% for expatriates. Off-plan purchases are capped at 50% loan-to-value and many lenders will not finance them before completion. This calculator models completed homes only.
Is the 4.5% rate in the calculator a current bank offer?
No. 4.5% is an illustrative default, not an advertised or live rate. Actual rates depend on the lender, the EIBOR benchmark, fixed or variable structure and your profile.
