Before you commit

  1. 01

    Buying commercial property

For owner-occupation, compare the cost of ownership with leasing and your expected period of use. For investment, review the title, existing tenancy, lease expiry, service charges, vacancy exposure and net operating costs. Foreign ownership eligibility varies by emirate, designated area and purchaser structure; verify it before paying a deposit.

  2. 02

    Renting commercial space

Build an annual occupancy budget covering rent, applicable VAT, deposit, agency costs, utilities, fit-out and reinstatement obligations. Check lease length, payment schedule, renewal terms and any rent-free period in writing. In Dubai, verify the applicable Ejari registration arrangements; other emirates and free zones may use different processes.

  3. 03

    Your licence comes first

Check the property against your exact trade-licence activity and the relevant mainland or free-zone authority. A residential address is not automatically suitable for commercial use. Food, healthcare, education and industrial activities can require additional approvals. Confirm requirements with the competent authority before signing.

Commercial property questions

How can I find commercial property for sale or rent in Dubai and the UAE?

Tell Baypoint whether you want to buy or rent, the property type, preferred locations, budget and size. Add your business activity, fit-out requirements and target move-in date where known. We will review your brief and confirm suitable options and availability; this page does not display a live inventory.

Can non-UAE nationals buy commercial property?

Eligibility depends on the emirate, the designated ownership area, the type of title and whether the buyer is an individual or a company. Do not assume that every commercial unit is available for foreign freehold ownership. Verify eligibility and the proposed ownership structure with the relevant land department before committing.

Is VAT payable on commercial property in the UAE?

The Federal Tax Authority states that supplies of commercial real estate, including sales and leases, are generally subject to 5% VAT. The treatment of a specific transaction, including any exceptions or VAT recovery, depends on the circumstances. Confirm the VAT position with the seller or landlord and a qualified tax adviser.

Do I need Ejari to rent an office in Dubai?

Ejari is Dubai's tenancy registration system. The UAE Ministry of Economy and Tourism identifies a registered lease as part of the business-premises process in Dubai. Confirm the registration requirements for the specific unit and licensing authority; free-zone premises and other emirates may follow different arrangements.

What should I check before renting a warehouse?

Confirm that storage or industrial use is permitted for your exact activity. Check electrical capacity, clear height, loading bays, access for delivery vehicles, fire-safety approvals, ventilation or temperature control, and restrictions on the goods you intend to store. Include fit-out and operating costs in your budget.

What is the difference between fitted and shell-and-core offices?

A fitted office generally includes some internal finishes or partitions, but furniture, cabling and approvals vary by unit. Shell-and-core space generally needs more fit-out work before occupation. Request an exact specification, an approval checklist and a cost and timing estimate before comparing quotations.

Should I buy or rent a commercial property?

Buying may suit long-term owner-occupation or investment, while renting can offer more flexibility as your business changes. Compare capital requirements, finance costs, lease commitments, maintenance, service charges, vacancy risk and your expected holding period. Neither option guarantees an investment return.
