
Dubai property transactions hit $68.6bn in Q1 2026 as resident buyers and long-term investors drive market resilience
Dubai’s real estate market is steadily transitioning from a rapid growth cycle into a more mature and sustainable long-term investment landscape, supported by strong transaction volumes, rising resident ownership, and resilient buyer confidence despite regional geopolitical challenges. During the first quarter of 2026, Dubai recorded AED252bn ($68.6bn) in real estate transactions, reflecting a 31 per cent year-on-year increase following the record-breaking AED917bn ($249.7bn) achieved throughout 2025.
While property prices continued to grow, the market showed signs of healthy stabilization, with the price index rising 9.81 per cent in 2025 compared to the stronger double-digit gains of previous years. Investor participation also expanded significantly, surpassing 193,000 active investors, with resident buyers accounting for more than half of total investment value, highlighting a clear shift toward long-term ownership and end-user demand rather than short-term speculation. The average time for renters to transition into homeowners has also shortened, reflecting increasing confidence in Dubai as a long-term place to live and invest.
The market’s resilience was further demonstrated during the regional tensions of early 2026, when transaction activity briefly slowed before quickly rebounding. Dubai property sales reached AED84bn ($22.9bn) in February, softened to AED56bn ($15.2bn) in March amid uncertainty, and recovered by 23 per cent in April to AED69bn ($18.8bn), reinforcing confidence in the emirate’s real estate fundamentals and its ability to withstand external pressures.
Industry analysts believe the UAE property sector continues to benefit from structural demand drivers including long-term relocation, wealth preservation, and lifestyle-led investment. Leading developers such as Emaar and Aldar remain well-positioned due to escrow-protected sales models, recurring income streams, and strong project backlogs, further strengthening market stability.
Overall, Dubai’s real estate sector is increasingly viewed as a mature global investment destination driven by sustainable growth, long-term confidence, and enduring demand for premium residential and lifestyle communities.
