Dubai Updates 2-Year Residency Visa Rules for Property Investors

In a major move for investors, the UAE has now revised the eligibility rules for Dubai’s 2-year property investor residency visa, making it easier and more flexible for property buyers to qualify.

Under the new rules, the previous minimum property value requirement of AED 750,000 for sole property owners has been removed.

Now, if an investor is the sole owner of a property in Dubai, they can apply for the 2-year residency visa without the earlier minimum investment threshold.

For jointly owned properties, each owner must hold a share worth at least AED 400,000 to qualify for the residency visa application.

Required Documents for the Property Investor Visa

To apply for the Dubai property-linked residency visa, investors must provide:

* Title deed of the property in Dubai
* Passport copy with minimum 6 months validity
* Emirates ID
* Recent digital passport-size photograph
* Valid UAE health insurance
* Certificate of good conduct from Dubai Police
* National ID for applicants from selected countries including Pakistan, Iran, Iraq, Libya, and Afghanistan

In addition, the name on the title deed must exactly match the passport details.

Special Conditions for Mortgaged or Installment Properties

If the property is mortgaged or purchased through a payment plan, the applicant must provide:

* No Objection Certificate (NOC) from the bank or developer
* Proof of amount paid and outstanding balance
* Mortgage statement

For completed properties, investors must show proof that at least 50% of the property value, or AED 375,000, has already been paid.
